Every Samui villa has to fight the sun, the salt and two monsoons before it ever sees a guest. Our design phase is a slow conversation between you, the site, and 25 years of doing this on the same island.

    Schematic & concept designPlan options, massing models, material mood, light and ventilation strategy. Three rounds of revision included.

    Full construction documentsArchitectural, structural, MEP, interior and landscape — drawn to a level that contractors can price accurately.

    Permit & complianceLocal building permit, environmental review where required, and full coordination with the OrBorTor.

We don't hand the drawings off to a stranger. Our in-house engineering team, foremen, and site captains build every villa we design — which means decisions on site are made in minutes, not weeks of email.

A working session — your goals, your budget, your land. We leave with a one-page brief both sides agree on.

Concept & schematic

Site analysis, three plan options, and a chosen direction. You sign off before drawings begin.

Construction documents & permit

Full drawings, costed, and submitted to the local authority. You receive a final fixed-price contract.

Week 9 – 18 · Samui Architect

Construction & site weekly

Build begins. Weekly photo report, monthly walkthrough, and the same architect on site every week.

Month 5 – 14 · Samui Architect

Handover & furniture install

Snag list closed, FF&E delivered and installed, villa documentation handed over. Devstudio shows up.

Brand, photography & launch

Devstudio shoots the villa, builds the brand, launches the website, and lists across all rental channels.
