We offer end-to-end architectural services — conceptual design, detailed construction documents, MEP engineering, interior design, 3D visualization, BOQ preparation, contractor bidding support, and on-site administration through to final handover. You can engage us for the full journey or for any individual stage.
HOW LONG DOES A CUSTOM VILLA PROJECT TAKE FROM DESIGN TO HANDOVER?+
A typical custom villa takes 12–18 months end-to-end: about 3–4 months for concept, detailed design, and construction documents; 8–14 months for construction depending on scope and finishing level. Site analysis, permit submission, and contractor bidding add a few weeks up front. A realistic timeline is agreed with you during the initial consultation.
HOW ARE YOUR DESIGN FEES STRUCTURED?+
Design fees are typically 8–12% of the total construction cost, depending on project scale, complexity, and scope of service. We offer full-service packages (design + documentation + site administration) as well as modular engagements. A transparent proposal with clear deliverables and payment milestones is provided before any commitment — no hidden fees.
DO YOU WORK WITH FOREIGN OWNERS WHO AREN'T BASED IN SAMUI?+
Absolutely — a large share of our clients are international. We communicate fluently in English, run design reviews via video conference, share weekly photo and video progress reports during construction, and act as your on-ground representative at every site meeting. You can trust the project is advancing exactly as specified, even if you only visit occasionally.
DO YOU HANDLE BUILDING PERMITS AND LOCAL COMPLIANCE?+
Yes. We prepare and submit all architectural and engineering drawings required for building permits, coordinate directly with local authorities (OrBorTor, Land Department), and ensure every design complies with Koh Samui setback rules, height limits, and environmental zoning. For foreign ownership structuring, we partner with trusted Thai legal teams to keep everything above board.
